Positive aspects of the product (pros): Great Locatation
Cons: May be a long journey to your room.

Stayed here for 2 nights in late May 2009 and it was a great choice. From here you can easily walk to either Hollywood Studios or Epcot (at the World Showcase end). Take note that you can take the boat too if you prefer riding over walking but walking is significantly quicker. The decor of the place is stylish and does make you feel at home. The Boardwalk is right at your doorstep and is a pleasant place to be in the evenings. The downside is that your room may be way way way down the hallway from the lobby.

Cons: Rooms facing courtyard can be noisy

The Boardwalk is a great place to stay. You have easy access to a variety of good eats. It is walking distance to EPCOT or if you are not in a rush, you can take the boat to EPCOT. You can also take the boat to Hollywood Studies. One downside that I experienced personally is a room facing the courtyard. During my stay, a group of youngsters decided to play soccer on the grass area every night until past midnight. I had to call the front desk several times to ask them to keep the noise down because they were screaming and yelling. If you decide to stay at Boardwalk, might want to avoid a room that faces the courtyard.

Cons: Transportation

Of all the DVC resorts I've stayed at, this is defiantly my favorite. The location is just a short walk away from Epcot, and a short boat ride away from DHS. If you are going to Magic Kingdom, Animal Kingdom, or anywhere else by bus, be prepared to wait a while for a bus, they are combined with other resorts and are often full. Some of the rooms also show some usual wear-and-tear and could use replacement to stay up to the disney standard.

Stayed here a couple times, location is excellent for Epcot for Studios, didn't mind just having the Bakery as the quick service option, discovered the Community Hall on the last day, a great hidden gem

We stayed at BWV in August 2007 for 10 nights. We were in a standard view 1 bedroom opposite the bus stop. It was a perfect location. The nearby stairwell provided easy access to bus stop and quiet pool. We only used the elevator when we were going to Epcot.


The room was spacious and had all of the amenities that we needed. Staying in a 1-bedroom makes it hard to stay in anything smaller.


We enjoyed the entertainment on the boardwalk in the evenings. There is something very relaxing about watching buskers and then have espresso and pastries from the bakery.


Some people complain about the bus transportation but we never had a problem. I think the issue is that seasonally BWV also shares a bus with BCV and YC in addition to S&D. We never had a problem.


The one negative is the lack of counter service meal options. There is no place to get a takeout burger or sandwich.

After 4 trips to the world, we knew that Boadwalk Villas was where we wanted to purchase our DVC points from. First was because of the great location and second was the great atmosphere of the boardwalk itself. Being in walking distance to theme parks was a wonderful plus. We love this resort and would reccomend it to everyone!

I loved staying here!


It was great staying here because it's so close to Epcot and DS.


The kids liked the pool, the clown was a bit scary to me...


The lobby is stunning and the CM's were nice.


The rooms are as visually appealing as some of the other resorts I've stayed at.


We had a view of the boardwalk and Epcot. The boardwalk was great.


I would def. stay here again!

This is probably my least favorite of the on-property resorts that we've stayed in. I love the EPCOT location, but it took forever to get from our room to anywhere. Somehow the transportation isn't as good as what we had at the Dolphin. Fast dining is next to impossible to find (Boardwalk to Go, Boardwalk Bakery, the grocery stop on the Boardwalk, and Spoodles window are your only choices and each is very limited). We had a view of the community hall and canals, which was very nice. Room was clean and spacious. Mousekeeping was good. We like the 1 BR floorplan and having laundry in the room.

Great location. Stayed December, 2007 and had a blast. Our main complaint was that there BWV can be lacking in trying to find a quick bite to eat. Also, kids did not like the main pool much.

Cons: One elevator

I gave this DVC resort a 7 because I just found things lacking in freshness. The carpeting looked well worn. The whole room (we were in a studio, BW view) had a very USED feel to it. It is very bothersome not having another elevator.


I did find bus service to be very slow.


But, it was so nice sitting on the balcony at night watching the BW activity.

Cons: only one set of elevators - long hallways

Resort reminds me of Atlantic City and other shore points from a bygone age. The standard view can a nice surprise if you overlook the driveway, you also can see some EPCOT fireworks. One other downside when compared to Beach Club Villas are the lack of a convenient marketplace for sandwiches and light bites. The store on Boardwalk has some things but not as nice as the facility at Beach Club.

Great location, however the elevators are centrally located and are hard to get too if handicapped of your room is far away.

We stayed at Boardwalk Villas for our last stay in May 2008. We had a studio room overlooking the villas quiet pool, the Swan and Dolphin, and DHS. We loved being able to walk to Epcot and DHS as well as the wonderful nightlife on the Boardwalk. The room we stayed in was very clean and plenty of room for the 2 of us. The bathroom was a little small, but about the same as other rooms we have stayed in on property. The kitchenette was a plus, but we only had paper plates, etc. to eat on.


The rooms did need to be updated. The carpet was starting to show its wear and so were some of the fixtures.


Beware of long hallways! It can be quite a hike from the elevator to your room after a long day in the parks.


Overall, I rate this resort an 8/10. With some updating I would give it a 10!

Cons: Long hallways, possible noise from the Boardwalk

I have stayed at Boardwalk three times now, and have always had good luck with my room locations. I love being able to walk out my door and be on the Boardwalk in under five minutes. I also love being able to take a Friendship to Epcot and Hollywood Studios. In the evenings the Belvue Room is a great place to stop in and have a drink.

The Boardwalk area is one of my favorites at Disney. The hotel is great. The Boardwalk Views are one of the best at Disney. Love Spoodles (but it will be leaving us shortly). Close to DHS and Epcot.

We were able to stay in the Boardwalk Villas on our April 2007 trip. We traveled with friends who are DVC members. Our stay was divided between two different rooms. The first 3 nights we stayed in a 2 bedroom villa. It was on the 2nd floor overlooking the pool area. It was a very nice room and plenty of space for 9 people (a family of 4 and a family of 5). It was nice that were able to close the door and have our separate family spaces as well.


After those first few days we moved to a Grand Villa. WOW! what a room! It was on the 4th floor, overlooking the boardwalk, lake, Epcot, Yacht and Beach Club. The master bedroom was on one side of the living area, with it's own bathroom. A HUGE living area, kitchen, dining area with a table to seat 10. On the other side of the living area are 2 bedrooms with 2 double beds each and a bathroom. There were 5 balconies, one off of each bedroom and 2 off of the living area.

Cons: Could be a long walk to your villa

This is by far our favorite resort at Walt Disney World. We were at ESPN Club on our honeymoon in 1996 and said that we would "never be able to stay here". Thanks to DVC that has all changed for us. We stay here more than any other resort.


We love the location and theme of Boardwalk Villas. The walk to Epcot and Disney's Hollywood Studios is great, but after a long day you can always get a ride home on the Friendship Ferry. We really enjoy walking along the Boardwalk at night, getting an ice cream at Seashore Sweets and watching Illuminations on a bench outside of Jellyrolls.


While it is not a problem with us, the walk to the villa could be long depending on your location. We just sometimes take the stairs down instead of walking to the elevators if we are far away. Our favorite location is Crest O The Wave with a view of the Boardwalk and we can watch Illuminations from our balcony. We have never found the noise of the Boardwalk to be a problem.

We've stayed at the BWV twelve times over the last several years. The theming is fun and the nighttime activities along the Boardwalk are entertaining. Having experienced all three views (Standard-front of resort view of porte cochere and bus stop. Pool/Water view-view of either of the pools, waterway to Hollywood Studios. Boardwalk view-self explanitory), we prefer the Boardwalk view. Member services contacted us about our 10/09 ressie to move us because the villas are being referbished.

As one of the Epcot resorts the location can't be beat! The Boardwalk Villas are a short walk or boatride to Epcot. We stayed there twice before joining the Disney Vacation Club and are looking forward to staying there in the future on points.
